We will provide you with a comparative market analysis on your property, comparing homes that have rented within 6 months in your subdivision based on age and square footage. Your property is marketed in the military websites, multiple listing service (MLS), local classifieds, Realtor.com, and company websites.
Prospective tenants are screened through a service provided by Appfolio. Verifications are completed on employment, income, prior rental and credit history, and criminal background check.
Once the tenant is approved, an appointment is made to have the tenant come in and sign a lease. A security deposit is collected at that time. The amount of the deposit is equal to one month's rent. A $300 nonrefundable per pet fee is paid by the tenant at the time the lease is signed if pets are allowed. This pet fee may be more based on the type of pet, breed, size, and what the owner desires.
Repairs are coordinated between the tenant and vendors at no charge to the owner up to the amount stated by the owner on the management agreement.
Monthly statements and funds are mailed/wired to the owner as soon as the tenant pays rent. Yearly summary reports and statements along with 1099 are email/mailed out the second week of January.
